THIS charming cortijo style bungalow villa is situated in a fantastic position, just on the outskirts of a hamlet in Arboleas, a few minutes’ walk to the village bar, and a seven-minute drive to Arboleas.

The property sits in a plot of 1,055 square metres of completely walled land, on the top of a plateau with no immediate neighbours. There are other properties around/in view but the closest is approximately 100 yards away.

Rolling hills and farmland surround the property, which really does have fantastic views from every aspect. It is also extremely private. We had to climb a few hills and make full use of the zoom to get the distance photographs for this presentation!

Continuing into the living room there is a feature log burning stove, that fantastic shelving and arch feature wall, and also a door leading out to a covered porch area and the immaculate gardens.

Continuing inside, an archway opens to a hallway with a superb complete bathroom to the right with sunken bath and walk-in shower. The hallway then opens to the two double bedrooms with built-in wardrobes and thick curtain doors continuing the rustic theme in both.

This property is presented extremely well and at a 96.45-square-metre build is a very generous size for a two- bedroomed property.

The low maintenance gardens are divided into various areas of Mediterranean cactus and yucca plants, gravelled spaces, and seating areas. There is also a roof terrace and a store area with a reserve water deposit tank tucked away out of sight.

Just a few minutes’ stroll takes you to the local village tapas bar offering a very warm welcome, and a seven to eight minute drive takes you back to Arboleas village centre.

The main town of Albox is 20 minutes away with every amenity needed. Another bonus for this villa’s location is the close proximity of the coast; Vera and Mojacar’s beaches can be reached in around 30 minutes.
