Property prices in Almeria vary depending on the type of property, how well maintained the property is, the location, and the size of the property. Houses closer to the beach are generally more expensive than those in rural areas. The type of properties in Almeria varies from traditional farmhouses for renovation, town and village houses, renovated farmhouses, coastal properties, villas, and plots of land for development.

The average price of property in Almeria is €138,115, a one-bedroom apartment will cost from around €100,000, while a three-bedroom townhouse will cost from around €130,000. A two-bedroom semi-detached house will cost from around €120,000, while luxury villas can range anywhere from €140,000 to a few million depending on the location, size, and outdoor space.

What documents do I need to buy a property in Almeria?

To buy a home in Almeria, or any other area in Spain, you will need many documents. The best way to ensure that you have everything in order and don’t miss anything is to buy with an experienced real estate agent who can help guide you in every step and process that you may need.  

  • Before making an offer it is important you take into account all the legal costs and taxes. You need to budget for an additional 10 per cent on top of the property purchase price. The 10 per cent covers 7 per cent purchase tax, notary and land registry fees and solicitor fees.
  • Once your dream home has been found, a price has been agreed and both buyers and sellers are happy with the agreement, your agent will then start the purchase process. First of all, they will write up a reservation agreement, this is a simple initial contract that secures the property off the market for usually 30 days and a payment of €3000.
  • Once the reservation has been signed and paid, your solicitor has time to look through all the property documentation to check all is correct. If you don’t already have a solicitor in place, your agent can provide you with a list of local multilingual independent solicitors that can do all the legal searches and checks on the property for you. Each region of Spain has different planning, rules and legalities making it very important that you chose a solicitor within the region you are purchasing the property.
  • We always recommend that clients should give their solicitor Power of Attorney as this allows them to act on your behalf when it comes to getting NIE numbers (Número de Identidad Extranjero), open bank accounts and more.
  • Once your Solicitor is satisfied with the legality of the property after carrying out all the necessary searches; they will prepare the Purchase Contract (Compra/Venta). At this stage, a further payment is made which is usually 10 per cent of the purchase price agreed. Within this contract are the clauses, terms and conditions for the sale. Once the contract is signed, the funds are usually paid into the seller’s bank account or to their solicitor’s account. In the purchase contract will be an agreed date for completion of the purchase. On average, it’s a further 60 days from the date of the 10 per cent payment (this is flexible depending on the circumstances and agreement of the parties.)
  • The final stage of the property purchase takes place at the Notary office which is usually chosen by the buyer’s solicitor. Both sellers and buyers attend the notary with their lawyers (unless either has given power of attorney). The new Escritura (Title Deed) is drafted at the Notary office and is then signed in front of the Notary by all parties and their lawyers. At this stage, the final payment for the property is made and the keys are handed over to you. The payment is arranged by the solicitors that morning and can be either via bank transfer or bankers draft.
  • After the signing of the new Escritura (Title Deed) you will be given a copy of the new deeds from the Notary. These are known as the Copia Simple. Your solicitor will then arrange for your deeds to be sent to the Land Registry for the property to be registered in your name which takes a couple of months.
  • The registered Escritura will be collected by your Solicitor when it is ready and can be handed over to you. Your Solicitor also arranges the transfer of the utility bills to your name and bank account.
