The cheapest areas in Spain to rent property in 2025

Rental price increases were felt across most of Spain during 2024. However, there are still some areas of the country, including cities, which offer much better value.
A survey published in early January by Idealista showed that the average rental price increased by 11.5% nationally in 2024.
The same survey also revealed that the average rent in Spain reached a new record of 13.5 euros per square metre. But there are still some areas which offer great value, many with rents at almost half the national average.
Regions with the lowest rent increases in 2024
If you are looking to move to Spain or relocate in search of cheaper living costs, these regions are a good place to start searching for a new rental:
1. La Rioja; the region famous for its wine experienced the most moderate increase in 2024 of 6%, almost half the national average, making it a great bet for those looking for a new rental home in 2025.
2. Navarra; perhaps best known for its provincial capital, Pamplona and its San Fermin festival, rents in Navarra only increased by 6.6% in 2024. It makes a great choice for outdoor types, being close to the Pyrenees, the Bay of Biscay and the Bardenas Reales desert, the largest desert in Europe.
3. Murcia; rents in this sunny region rose by 8.2%, almost 4% below the national average. Murcia offers endless, unspoilt beaches and is famous for being home to Europe’s largest saltwater lagoon, the Mar Menor.
4. Aragon; this region in north-eastern Spain saw average rent increases of 8.6%. Aragon offers diverse landscapes, medieval towns and some of Spain’s top ski resorts and hiking routes.
5. Euskadi; also known as Pais Vasco, this region on Spain’s northern Atlantic coast saw rent increases of 9% in 2024. Euskadi offers a stunning coastline, which was used as a filming location for Game of Thrones plus the cosmopolitan towns of Bilbao and San Sebastian.
Cheapest cities and towns to rent property in Spain in 2025
The Idealista survey showed that these provincial capitals offered the lowest rental prices per square metre in the country. They make a great choice for people looking to keep living costs low but at the same time have the amenities offered by living in an urban area.
1. Zamora in the Castille and Leon region of north-western Spain offers the best rental value per square metre at 6.7 euros. This beautiful city of around 60,000 inhabitants on the banks of the Duero is known for its Roman architecture.
2. Ciudad Real in the Castile-La Mancha region offers rental property for an average price of 6.8 euros per square metre. The city of around 75,000 inhabitants offers good transport links to Madrid (around an hour by train, two by car).
3. Lugo in the Galicia region of north-western Spain offers average rent prices of 7.3 euros per square metre. This city with its Roman walls has a population of around 98,000 and is known for offering some of the best seafood in Spain from its beautiful, rugged coastline.
Other provincial capitals which also offered very reasonable rents compared to the national average in 2024 were Caceres, Ourense, Badajoz, Teruel, and Jaen. All these cities and towns offered rentals for an average of 7.5 euros per square metre.
