New rules for short-term rentals: What landlords and tenants need to know
If you own a property for short-term rental or are planning to rent it out on platforms like Airbnb or Booking, it’s time to prepare for significant changes. Starting in January 2025, a new set of regulations will reshape the sector, addressing issues of transparency, tenant rights, and fraud prevention.
Why are these new rules needed?
The growing demand for vacation and short-term rentals (seasonal rentals, touristic rentals, etc.) has exposed gaps in regulation. The new rules aim to bring transparency and protection to this booming market. As of 2025, all landlords will be required to register their properties in the Land Registry and obtain a Unique Registry Number. This number must be displayed on all listings, and failure to comply could result in the removal of your property from platforms. This new registry number must be obtained directly from the Land Registry.
Platforms and landlords coordination
Another key development is the introduction of the Centralised Digital System (Ventanilla Única Digital), managed by the Housing Ministry. This platform will coordinate information between landlords, digital platforms, and authorities, ensuring the enforcement of the new rules.
The key deadline: July 2025.
While the regulation comes into effect in January 2025, there is a transitional period until July 2025 for landlords and platforms to comply. This gives some breathing room, but don’t wait until the last minute, as adherence to the new rules is inevitable.
