Marbella’s shopping empire plans to triple in size, but will the traffic be too much.

Spending fans will be thrilled, as a renovation, a new retail park and a mystery third complex are all heading for the Costa del Sol as owners of Marbella’s La Cañada shopping centre have unveiled an ambitious growth plan.

What’s actually being built

Plans cover a renovation and extension of the existing centre, a brand-new retail park called La Cañada Trinidad, and a further complex further down the line named La Cañada Banus. Marbella’s town hall has already given the green light for phase one: a 20,000-square-metre extension backed by a private investment of €12,071,000, concentrated near the Fnac store and paired with a larger underground car park. Council spokesperson Felix Romero said the works would generate around €500,000 in tax revenue for public services while widening the town’s retail offer. Builders expect this stage, together with La Cañada Trinidad, to open within roughly 18 months, putting completion near the end of 2027. La Cañada Banus is pencilled in for around three years’ time, though its exact size and location have yet to be confirmed.

Part of a nationwide €1.5 billion push

La Cañada’s growth is part of a major nationwide retail expansion. General de Galerias Comerciales has committed €1.5 billion from its own resources to add over 663,000 square metres of lettable retail space, including a huge Valdebebas project in Madrid and a planned centre in Malaga capital’s Azucarera industrial estate. Company accounts for 2025 recorded a consolidated profit of €170.4 million.

Road access and traffic are a concern

Growth on this scale hasn’t gone unnoticed by locals and traffic watchers. Roads leading to La Cañada, particularly the corridor linking the site with Puerto Banus, already carry more than 100,000 vehicles on an average day, according to Spain’s transport ministry, a figure that climbs sharply during peak summer weeks. Shareholder documents outlining the expansion make no specific mention of new access routes or mobility upgrades tied to the three projects.

Council officials maintain the extension will bring economic benefits that outweigh any short-term disruption, and works on the site’s underground parking are designed to ease pressure on visitors once the first phase opens. Whether wider road planning keeps pace with the centre’s growth will become clearer as each project nears completion.
