Palma’s luxury shopping district is experiencing record commercial rental prices as growing demand from international brands continues reshaping some of the city’s most famous shopping streets.

According to a new report from Palma-based property consultancy Gesvalt, the area surrounding Passeig del Born and Carrer Sant Miquel has become one of the Mediterranean’s most sought-after retail zones, attracting major luxury brands and international investors looking to secure space in the city centre.

Palma’s “Golden Mile” continues growing

The Born, often referred to as Palma’s “Golden Mile”, has seen dramatic increases in commercial rents over the past decade.

In 2014, smaller retail premises in the area typically rented for between €100 and €130 per square metre. By 2025, prices had climbed to peaks of around €220 per square metre, reflecting the growing pressure from luxury fashion companies and premium international retailers eager to establish themselves in Palma.

Property experts say the city has increasingly consolidated its position as a year-round tourism and shopping destination rather than only a seasonal summer location.

The report also notes that the limited size and historic layout of the Born are now creating shortages of larger commercial premises, pushing brands and investors to search for opportunities in nearby shopping areas such as Jaume III.

Local commerce faces growing pressure

While the growth is seen as positive for investment and tourism, rising rents are also creating concerns about the future of traditional local commerce in Palma.

Some residents and business owners fear smaller independent shops may gradually disappear from prime central areas as international chains and luxury brands continue expanding.

In recent years, Palma has attracted increasing numbers of premium retailers linked to fashion, jewellery and luxury lifestyle sectors, helping strengthen the city’s international image but also transforming the character of some commercial streets.

Despite concerns, property analysts believe Palma will likely remain one of the Mediterranean’s strongest retail markets thanks to its combination of tourism, international residents and strong year-round commercial activity.

The continued demand also reflects the growing global appeal of Mallorca as both a luxury tourism and investment destination.
