Competa, Frigiliana and Nerja: foreigners now lead the house hunt

Overseas clicks already beat Spanish ones in three Axarquia towns. Idealista’s first-quarter 2026 listing visits put Competa at 61.3 per cent foreign demand (fourth in Spain), Frigiliana at 57.1 per cent and Nerja at 56.1 per cent. Only Mallorca resorts sit above Competa. In all three spots, more than half the people browsing homes for sale live outside Spain.

That is search interest, not signed sales. Even so, it matches what agents see on the eastern Costa del Sol: northern Europeans hunting village houses and coastal flats before they book a viewing.

Who is looking in each town

Britons lead searches in Competa and Frigiliana, with Dutch and German buyers next in Competa and the Dutch as well as Swedish buyers next in the little white village of Frigiliana. Nerja is the odd one out. Swedes sit first there, ahead of UK and Dutch house hunters.

Malaga province as a whole is 27.1 per cent foreign, third in Spain after Alicante and the Balearics, with Britons still first across the province. EWN’s national Idealista wrap covers that ranking. Axarquia is where the share jumps above 50 per cent.

Competa sits inland in the hills. Frigiliana hangs above Nerja. Nerja is the beach town with the Balcon de Europa and a long-settled international crowd. Rural stays in the same villages were already close to full this August.

What buyers should look out for

Competition is real on anything priced well. Stock is thin, and a listing can draw several overseas viewers in a few days. Checks on community fees, water and non-resident tax still matter. Britons remain busy on the Costa del Sol, but they are no longer the only northern European group in the room. Dutch and other EU buyers have been climbing for two years.
