Choosing a render finish can completely change the appearance of a property, but aesthetics are only one part of the decision. Different types of render behave differently when exposed to rain, temperature changes, movement and moisture within the wall.

Lime render

For traditional and older buildings, lime render deserves separate consideration.

Traditional solid walls behave differently from modern cavity wall constructions. Materials that allow moisture to move through and evaporate from the wall can therefore be particularly valuable.

Lime render is vapour permeable and relatively flexible. This can make it suitable for older brickwork, stone and heritage properties where using a very hard, impermeable cement-based material could potentially interfere with the building’s original moisture-management characteristics.

It also creates a softer, more traditional appearance.

The trade-off is that lime requires appropriate preparation and application techniques. The correct lime product should also be selected for the substrate and exposure conditions.

Does grain size matter?

Thin-coat renders are commonly available in different grain sizes. Smaller grains produce a finer appearance while larger grains create a more pronounced texture.

Texture can affect more than appearance. A heavily textured surface behaves differently when collecting dirt and casting shadows, while a fine finish can highlight imperfections in the underlying wall more easily.
