Costa Blanca house prices continue rising as Torrevieja and Villena lead the market

House prices across the Costa Blanca continued their upward trend during the first half of 2026, with strong demand pushing values higher in many parts of Alicante province. While Torrevieja recorded one of the strongest increases on the coast, inland Villena stood out with the fastest property price growth anywhere in Spain.
Property prices continue to climb across Alicante province
House prices across the Costa Blanca continued to climb during the first half of 2026, with Torrevieja leading the coastal market while inland Villena recorded the fastest price growth anywhere in Spain.
Figures released by property portal pisos.com show the average asking price across Alicante province reached €2,233 per square metre by the end of June, up 1.81 per cent since January and 3.33 per cent higher than a year ago.
Villena emerged as the province’s standout performer, with asking prices soaring 19.39 per cent during the first six months of the year and 34.27 per cent over 12 months. The average property there now costs €1,948 per square metre.
On the Costa Blanca coast, Torrevieja saw one of the strongest increases, with prices rising 4.56 per cent since the start of the year. Orihuela remains one of the area’s most expensive markets, with average asking prices reaching €3,117 per square metre.
Coastal demand remains strong
Elsewhere, Elche and Crevillent were among the few municipalities to record lower prices than a year ago, while Alicante province’s coastal hotspots continued to dominate the rankings.
Although Calpe, Benissa and Benidorm remain the province’s most expensive locations, demand in the south continues to keep prices rising steadily.
Rental prices increased more slowly, reaching an average of €10.24 per square metre per month across the province, less than one per cent higher than at the start of the year.
The latest figures suggest the Costa Blanca property market remains resilient despite slower growth in the rental sector. Continued buyer demand, particularly in coastal municipalities, is helping to sustain house prices, while inland areas such as Villena are also experiencing significant increases as interest spreads beyond the traditional seaside markets.
