An entire Spanish village is for sale – and it costs less than many family homes

For anyone who has ever dreamed of leaving city life behind, a remarkable property has appeared on the market in northern Spain. But this is no ordinary country home. For €850,000, buyers can purchase an entire village complete with houses, a chapel, a former medical clinic, a village shop and acres of land.

While the price is far beyond most household budgets, it is still less than many large family homes in London and other expensive parts of the UK, making it one of Spain’s most unusual property listings.

A whole village in the heart of Galicia

The tiny hamlet is located in the province of Ourense, in Galicia, a region famous for its green countryside, rivers and traditional stone villages. Surrounded by rolling hills, the settlement offers around 40,000 square metres of land and more than 2,000 square metres of buildings.

The sale includes 11 houses, although only three are currently ready to move into. The remaining properties would require varying degrees of renovation, giving any future owner a sizeable restoration project.

Between them, the homes provide more than 40 bedrooms and over 20 bathrooms, while the largest house accounts for almost a third of the total built area.

More than just homes

What makes the listing especially unusual is that it includes many of the buildings that would once have served as the centre of village life.

As well as the houses, the new owner would inherit a traditional chapel, a village shop, a former medical dispensary and two warehouses. Together, they create the feeling of stepping back in time to a rural Spain that has all but disappeared in many parts of the country.

Despite its peaceful setting, the village is said to have good road access and remains within reach of nearby towns and essential services, offering seclusion without complete isolation.

A sign of rural Spain’s changing fortunes

The sale reflects a wider trend across inland and northern Spain, where decades of rural depopulation have left countless villages with shrinking populations. As younger residents moved to cities in search of work, many traditional communities gradually emptied, leaving historic buildings in need of new owners and fresh investment.

In recent years, abandoned villages have increasingly attracted interest from investors hoping to create rural hotels, wellness retreats, tourism projects or shared living communities.

A bargain… but only on paper

Although €850,000 may sound surprisingly affordable for an entire village, buying it would almost certainly be the cheapest part of the project.

Renovating eight ageing homes, restoring historic buildings and modernising infrastructure could cost several million euros before the village is fully brought back to life. Even so, opportunities to buy an entire Spanish village are exceptionally rare, making this one of the country’s most extraordinary property listings.
