For decades, percentage-based commission has been accepted as the industry standard across Spain. We believed there was a better way.

Consider two homeowners selling properties for €150,000 and €450,000. At a traditional 5% commission plus IVA, their agency fees could be approximately €9,000 and €27,000 respectively.

That raises an obvious question: why should one homeowner pay around €18,000 more when the work required to value, photograph, market, negotiate and progress the two properties can be remarkably similar?

It was questions like this that led 5 Real Estate to challenge a pricing structure that had been accepted within the industry for decades.

Our answer was to introduce a transparent fixed-fee selling model, allowing vendors to receive a professional, full-service estate agency experience for just €999 + IVA, regardless of the property’s value.

The approach was initially met with scepticism from parts of the traditional property industry. But rather than compromising the service to make a fixed-fee model work, we set out to prove that fairer pricing and exceptional service could exist together.

The results speak for themselves. Since launching, we have helped our clients save more than €10 million compared with traditional estate agency commissions, and in 2025 alone, 5 Real Estate completed more than 650 property sales.
