Bespoke luxury homes

Increasingly, investors interested in the Costa del Sol are torn between buying a property and renovating it to suit their needs or building a home from scratch to custom design.

But in the latter case, how much would it cost to build a bespoke luxury home in a town like Marbella? According to the exclusive real estate agency Pure Living Properties, around €5 million.

The firm has published a guide to building luxury homes in which it quantifies the different costs that make up the sale price and includes the increase that, in the face of the latest wars and variations in inflation, have been experienced by construction materials, land and the fees of professionals who are part of the process.

The first step in building an exclusive property is to select the plot or area that will house it. A 1,300 square metre plot on the Golden Mile, one of Marbella’s most sought-after locations, costs around €1.13 million.

The price of land becomes more expensive – up to €20 million for plots of 10,000 square metres – if it is in locations including Sierra Blanca, Los Altos de los Monteros or La Zagaleta.

After the purchase of the land, the most important step is the design of the property and construction, which has become very expensive in recent years. “Taking into account the current market situation, the price for the construction of an average-sized luxury villa is around €2 million”, reported the real estate agency.
